Plans for a mixed-use tower on the outskirts of Manchester’s city centre, the top of which would have 25 storeys, will be received next week.

Benjamin Property Group is the application, which is for land at 1 Park Place.

The plot contains a vacant single storey light industrial unit with a pitched roof and flat roofed single storey extension with car parking.

Row 154 houses an above-ground advertising unit, as well as service spaces and accessories such as bike storage and bins. On the 15th floor there would be a grass roof for citizens.

Of the new homes, 20 per cent would be affordable and available on a shared ownership basis. The building would be part-15 and part-25 storeys, and has been designed to “re-define the street edge along Cheetham Hill Road”.

It would also be a car-free development with the exception of accessible parking/car club parking provided on street. There would be 154 cycle spaces, as well as two stands adjacent to the building entrance.

A report drawn up ahead of Manchester City Council’s planning committee meeting on 18 January 2024 said: “New homes to meet the growing population is a key economic driver and is vital to a successful and thriving economy.

“Ninety jobs would be created in the sector. This would create £5. 6 million of GVA for Greater Manchester’s economy.

“Jobs would be created in the bulletin box and progression control once completed. “

Approval recommended.
